Kiinteistö Oy Sunila is a Finnish real estate company that owns and develops the former Sunila sulfate pulp mill site in Kotka, on the Gulf of Finland. The approximately 78-hectare industrial area, featuring significant functionalist architecture designed by Alvar Aalto between 1936 and 1954, was acquired from Stora Enso following the closure of pulp production in 2023.
The company is transforming the site into a Green Industry Park, targeting companies involved in the green transition and industrial decarbonization. It offers extensive industrial premises, storage facilities, and infrastructure with strong logistical connections via sea, road, and rail. Development plans include attracting sustainable energy and technology projects, such as the GEN-H zero-emission balancing power facility based on Hycamite methane pyrolysis technology.
Kiinteistö Oy Sunila operates in close association with AALTO Development Oy, a privately owned Finnish property developer founded in 1992 that specializes in high-quality architecture, urban planning, and zoning projects. Stora Enso continues to operate its Lignode battery materials pilot plant on the site as a tenant, alongside other ongoing initiatives like the CarbonScape demonstration plant study.
In the Finnish industrial real estate sector, the company positions the Sunila site as an emerging hub for innovative, low-carbon industrial operations, supporting regional job creation and the broader energy transition while preserving the site's architectural heritage.
